There are many features that ultimately affect the cost of your new home. Here are some important things to think about:
- Location and lot selection - Where you place your home on the lot you select may require a hard dig through rock-solid surfaces or the import or export of soil. We can help you find the right lot and explain the best options to keep your costs in line.
- Design and style of your home - Some styles and elevations are more expensive to build than are others. We'll give you the options and the alternatives.
- Development fees - The city you have purchased land in might have stricter building codes for framing, engineering, fire sprinklers and other items such as water/sewer hookup fees. These vary greatly in each city. We'll research the requirements and make sure your house meets the codes.
- Area under roof - Patio size, garage size and storage size do not increase the livable square footage of your house but will increase building costs. We'll help advise you and work with you on your priorities. We'll work to find the right balance.
- Lineal wall footage - It is less expensive to build a rectangular-shaped home than an odd-shaped structure, which has a lot of lineal footage and requires more building materials to obtain the same square footage. We'll show you how this works.
- The extras - Amenities and materials used in your house will be a main factor in cost per square foot. Materials used for cabinets, counter tops and flooring should be considered. We know that these details are important to you and will give you a complete breakdown of how they affect the cost of your
home.
We give dollar allowances for such items so you will have control over the spending. These generous allowances are included in the total bid. In other words, if you don't spend the amount bid for a particular item then you are entitled to a refund.
